Very unprofessional and very rude. I've left several messages and never got one single reply. He claims that he has to get an approval from Board Members to make a serious decision. Then returns to have an agreement signed by people that claim to have no affiliation to Bob Gregory. He is the only person that works in this business. His business address is a PO box.

To address each complaint posted above:
J. Jones - Since no specific information was provided, all I can say in response is "Yes good"
Jasmine Curtis - Not surprising Jasmine would leave a negative review. When Jasmine presented herself as an rental applicant, the Harding's Run Board felt that her credit was not up to par and required her mother to cosign the lease. At no time did Jasmine rent from Bob Gregory or Sandcastles and Seagulls. At the time of her eviction, she owned the Association over $ 11,000 in back rent and legal fees. Despite agreeing to a $ 100 per month payment plan, she reneged almost immediately. A judgment was secured and a lien was placed on her mother's home. When her mother attempted to deed the property back to the bank, the Association's lien restricted her from doing so. When they called the office of Sandcastles and Seagulls, they insisted that they had no money but expected the lien to be lifted so that the deed could be transferred. They were advised that the Association would accept $ 3,000. Within an hour, they miraculously came up with $ 1,000 but had no more money and expected the lien to be lifted. It was rejected. Then they had $ 1,500 but not a single penny more and expected the lien to be lifted. It was rejected. For the next several hours hours, they inched their way closer to $ 3,000 insisting each time that they didn't have a penny more and couldn't pay anything but their latest offer which was under the required amount. After nearly six hours of negotiations, the Association received the $ 3,000 and the lien was lifted. That may seem hard hearted to some but the management company acted in the best interests of the Association as opposed to acting in the best interests of a deadbeat former tenant. I have no ill will towards Jasmine and/or her mother. In fact, I hope that they hit the lottery someday because there's still $8,000+ due on the judgment and the Association will finally be able to collect and resolve this debt. As for being the only person that works in the business and having a business address that's a post office box, that is inaccurate as well. Although the management business was closed in 2017, our business address was on New Jersey Avenue in Absecon, though our mailing address was an Absecon post office box.
August 2016 Calls - Calls were definitely missed during the Summer, 2016 due to an unexpected surgery. In 2016, Bob Gregory was diagnosed with and survived cancer. In a move that angered his doctors, Bob postponed his emergency surgery for a month to ensure that those properties with swimming pools opened on time and without incident. It is one of many examples when Bob put an Association's interests in front of his own.
Anonymous Harding's Run Resident - In 2018, Sandcastles and Seagulls did not manage Harding's Run. Your critique is a cautionary tale for sure, just not in the way that you think. Most buyers rarely contact the Association and/or management company prior to purchasing a unit (regardless of the community). It is both short sighted and foolish to omit this extremely important step when purchasing a home or investment property. It is unfortunate that you did not make any attempt at fulling your due diligence prior to purchase. The fact that you purchased a unit in Harding's Run is a sign that you found the condition of the common area acceptable; it didn't get that way by accident as Harding's Run remains one of the premier properties in Mays Landing. The condominium fees remained unchanged for thirteen or fourteen years (which is rare) and were even reduced once during Bob Gregory's twenty four years managing the property. If he had been allowed to continue managing through the final year of his contract, the condo fees would have been reduced again a minimum of $ 17 per payment.

I DO NOT KNOW HOW THIS "BUSINESS" STAYS AFLOAT. This Bob Gregory, Manager does not do anything. He let me know the HOA but after that he is MIA.
Never to be found. WORST management ever, I just bought the place so everyone else beware.
